For
the first time in a long time, the Ann Arbor area
is experiencing a ‘buyers’ market.’ This is a
result of more listings on the market than buyers
purchasing in a given area. We have seen prices
come down over the past 4 years, and now starting
to stabilize a bit in some areas as we approach the
end of the first quarter of 2008. With mortgage
rates still low, many people consider this a really
great time to buy!

How it works: A
Buyers’ Agent is paid a portion of the commission a
seller has already agreed to pay their Listing
Agent (Sellers’ Agent). This commission is split 4
ways between the Listing Broker, Listing Agent,
Buyers’ Broker and Buyers’ agent. If you purchase
directly from the Listing Agent, the same amount of
commission is split only two ways between the
Listing Broker and the Listing Agent, and you have
no one representing your interests in the process.
Working with a Buyers’ Agent can actually save you money…As an advocate for your best interest, we will inform you of the market information you need to make a reasonable offer and we’ll negotiate on your behalf throughout the process resulting in the best purchase price possible. We will also make sure you are aware of your costs and opportunities for credits from the seller. In the long run, this can save you thousands of dollars compared to negotiating on your own behalf directly with the Sellers’ Agent (who is obligated to represent only the best interests of their client – the Seller).
