The Buying Process: and how we'll work together

Whether you are buying property for the first time, or the 10th time, there are several key steps to the process that we will work through together.

1. We’ll start with an initial consultation. In this part of the process, we are working closely with you to determine your vision and needs for the property and your timeframe as well as establishing the best way of working with one another.

2. We will also discuss your comfortable price range and/or options for financing.

3. If you are relocating to the area, we will connect you with information and resources to help you orient to the local neighborhoods and amenities.

4. Once we have all the ‘ingredients,’ we will search for and start to look at homes. As we go through this part of the process, we will continually regroup and refine the process to make sure we are continually getting closer to the ideal property for you. As Certified EcoBrokers®, we bring additional valuable information and education to this part of the process as well.

5. When you find a property for which you would like to make an offer, we will do a ‘market analysis’ of the property for you to provide you with the information you need to make an informed decision. We’ll make sure you have a pre-approval letter and guide you through the process of writing an offer on the property.

6. We will draw up the contract in writing with signatures, collect an earnest money deposit, and present the offer to the Sellers’ Agent. In most cases, we will negotiate on your behalf and be in constant communication with you throughout this process.

7. Once we come to an agreement with the sellers and all parties have signed the contract, we begin the contingency period during which you will have a contractors’ inspection, secure your financing, have the opportunity to have an attorney review the contract, etc.

8. If anything comes up during the contingency period, we continue to negotiate on your behalf and guide you through the process. Once you are satisfied with a particular contingency, this contingency in removed in writing.

9. Prior to the closing, we will review the closing documents with you and assist you to prepare for this moment. We will walk through the property to make sure everything is as we expect it to be and attend the closing with you as your representative in the transaction.

10.After the closing, we will make sure you have the keys, access codes, etc. for your new property and continue to be available for any questions that come up. We pride ourselves on providing excellence service throughout the process and maintaining a relationship after closing as well.
